Measured survey of site or building and preparation of plans as existing

Preparation of sketch designs for discussion

Scheme Design and application for Planning Consent

Detail Design and application for Building Warrant

Preparation of Construction Drawings and Tendering Procedure to obtain prices from Building Contractors

Inspection of Work as the job progresses

Meetings with Local Authority Building Standards on Site to obtain Completion Certificate


Planning Consent is required for developments of a certain size or type, or for changing the use of a building or piece of land and is granted by the Local Authority.  This gives permission for the building to proceed subject to obtaining a Building Warrant and sometimes it is granted subject to conditions.  We can advise whether Planning Consent is required for a particular project and also on the likelihood of it being granted.


Listed Building Consent is required for alterations to Listed Buildings.  Listed Buildings have been granted a particular status usually due to their architectural significance or their historic relevance.


A Building Warrant usually follows on from Planning Consent, again issued by the Local Authority and comprises a more detailed assessment of the proposal to ensure compliance with all relevant Building Standards.

We provide a free initial consultation to look at the site (or existing building) and discuss the requirements with the client.  We then provide a quotation to indicate our fees and also budget figures to cover fees for others such as structural engineer or Local Authority if required.
